Contingency Management Services
For many builders, real estate contracts that include home sale contingency clauses are considered risky as there is no guarantee that the home will sell. However, contingencies can also be a positive for builders when managed correctly by an experienced real estate professional.
For instance, an efficiently marketed home will sell in 30-60 days and produces a ready, able and willing buyer for that builder with a sale price that has already been guaranteed. This strategy works for two reasons: 1) these contingencies are listed in a manner that sells their homes quickly 2) creates an opportunity for a sale versus the potential buyer walking away or finding another builder that offers contingency programs.
With the Cusick Group's knowledge and proven track record in today’s market, we can help you manage your existing contingency properties and increase the closing percentage of these sales. Our success is achieved by performing a detailed market analysis of the buyer’s current home valuation, determining the overall viability of the transaction and reporting our findings and recommendations back to you. In addition, should the buyer not have their own representing agent and choose to work with us, we will provide you with a referral fee.

Model Lease Back Program
For those builders that are looking to free up cash flow and lower their interest rate on their community’s model homes, the Cusick Group offers a unique Model Lease Back program. With our comprehensive network of investors, we will list and sell your model home to an investor who will then lease your home back to you until the community/subdivision is completely sold out.

We can create a dedicated email blast and/or direct mail piece (with your prior approval) that is targeted from our comprehensive database of prospective buyers looking to purchase a home in your area.
